Dubai Metro Blue Line: What It Means for Dubai Creek Harbour and International City

Dubai Metro Blue Line: What It Means for Dubai Creek Harbour and International City

15 September, 2026

The Dubai Metro Blue Line is set to become a major addition to Dubai’s transport network, connecting several growing residential, commercial and educational districts with the existing Red and Green lines.

Scheduled to open on 9 September 2029, the 30-kilometre line will include 14 stations. For Dubai Creek Harbour and International City, the project could improve accessibility and make both areas more attractive to residents, tenants and property investors.

RTA also expects the line to reduce traffic congestion by around 20% on the corridors it serves and estimates that land and property values around stations could increase by up to 25%.

Dubai Metro Blue Line Route and Stations

The Dubai Metro Blue Line route will operate across two interconnected branches.

The first will start at Creek Station on the Green Line in Al Jaddaf and continue through Dubai Festival City, Dubai Creek Harbour and Ras Al Khor before reaching International City 1. From there, it will continue through International City 2 and 3, Dubai Silicon Oasis and Dubai Academic City.

The second branch will start at Centrepoint Station on the Red Line and run through Mirdif and Al Warqa before meeting the first branch at International City 1.

The Dubai Metro Blue Line stations will therefore connect several communities that currently depend heavily on road transport. Key interchange points will include Creek Station, Centrepoint Station and International City 1, while Dubai Creek Harbour will have its own landmark station.

The project will also introduce Dubai Metro’s first crossing over Dubai Creek, using a 1,300-metre bridge.

How Could the Blue Line Impact Dubai Creek Harbour?

The Dubai Metro Blue Line Dubai Creek Harbour connection will bring direct Metro access to one of Dubai’s major waterfront master developments.

Its landmark Emaar Properties Station will form an important part of the community’s future transport infrastructure. RTA says the station will cover approximately 10,800 sq. m. and is designed to accommodate up to 160,000 passengers per day, with around 70,000 daily users expected by 2040.

For Dubai Creek Harbour properties, the most important potential benefit is improved connectivity. Residents will have easier access to the wider Metro network without relying entirely on cars or taxis, broadening the community’s appeal to people who value both waterfront living and convenient commuting.

How Could the Blue Line Impact International City?

The Dubai Metro Blue Line International City connection could significantly change how residents travel to other parts of Dubai.

International City 1 will contain the major interchange where the two branches of the Dubai Metro Blue Line route meet. RTA says the underground interchange will cover more than 44,000 sq. m. and have capacity for around 350,000 passengers per day.

This will provide stronger connections towards Centrepoint and the Red Line, Creek and the Green Line, as well as Dubai Silicon Oasis and Dubai Academic City.

For International City properties, improved public transport could strengthen the community’s appeal to tenants and end users who want relatively accessible housing while maintaining convenient connections with employment, education and commercial areas.

What Does the Dubai Metro Blue Line Mean for Property Investors?

The Dubai Metro Blue Line property impact is one of the reasons the project is attracting attention from property buyers.

RTA projects that land and property values around Blue Line stations could increase by up to 25%. However, investors should not assume that every property near the route will experience the same level of appreciation, as other factors also play a role.

When considering Dubai Creek Harbour properties or International City properties, buyers should look at factors including:

  • Distance from confirmed Dubai Metro Blue Line stations
  • Walking and feeder-transport access
  • Rental demand
  • Existing and future property supply
  • Property quality and developer track record
  • Service charges and community amenities

The wider Dubai Metro expansion can make accessibility increasingly important when comparing property locations, but proximity to transport should form part of a broader investment assessment.

For buyers researching the best investment areas along Dubai Metro Blue Line, the strongest opportunities may be where improved connectivity is supported by established or growing demand, quality developments and wider community infrastructure.
