Global Village
Just 8 minutes along Sheikh Mohammed Bin Zayed Road, Global Village hosts cultural pavilions and seasonal shows.
Falcon City of Wonders is a master-planned community in Dubailand, located on Sheikh Mohammed Bin Zayed Road (E311) between Dubai Silicon Oasis and The Villa. It is developed by Falcon City of Wonders LLC, a private company founded by Salem Ahmad AlMoosa Enterprises, and was launched in 2005. The site covers about 41M sq. ft. and is laid out in the shape of a falcon, the UAE’s national emblem. It is planned for more than 30,000 homes across over 20 sub-communities.
The master plan is built around modern recreations of the world’s great landmarks. Planned features include the Dueiffel Tower, a replica of the Eiffel Tower, in the central commercial district and three pyramids in the western wing. Other plans include a Town of Venice with gondola rides and pedestrian retail, and a 1,700-metre elevated jogging track inspired by the Great Wall of China. A theme park, sports venues, hotels and educational institutes are also part of the long-term plan.
Falcon City villas are grouped into architectural themes drawn from around the world:
Western Residence North and Western Residence South have 3 to 5-bedroom villas and 3 and 4-bedroom townhouses, many with two covered car porches. The planned Eastern Residences adds 5 and 6-bedroom villas. Apartment communities such as Sakura Gardens and Belgravia Gardens bring studios and 1 to 4-bedroom homes to the community.
Daily life is supported by on-site supermarkets, two mosques and a community area with pools, tennis courts and family parks. Dubai Holding Community Management handles the day-to-day running of the community. Academic City, Global Village and the malls of Dubai Silicon Oasis are all a short drive away.
Prices range from about AED 600K for a studio to AED 12M for the largest villas, and values have risen by up to 53% year-on-year. New off-plan launches come with construction-linked payment plans, so buyers can enter Falcon City at several price points.
The 41M sq. ft. community fronts Sheikh Mohammed Bin Zayed Road, about 25 minutes from Business Bay.
Apartments start from about AED 600K, and villas cost less per sq. ft. than central Dubai.
More than 30,000 planned homes range from studios and hotel apartments to 3 to 6-bedroom themed villas.
Planned world-wonder replicas and leisure zones position the community as a future tourism draw.
Expanding neighbouring villa communities are turning the surrounding area into a major family district.
Property values in the community have risen by up to 53% year-on-year.
Falcon City of Wonders offers a spacious, family-oriented setting for residents who want large homes and green open space within easy reach of the city. Wide internal roads, landscaped parks and a dedicated running track connect the villa districts. The community has direct access to one of Dubai’s main highways towards Sharjah and Abu Dhabi.
The master plan brings supermarkets, mosques and a community area with tennis and basketball courts, swimming pools and playgrounds within walking distance of most homes. Universities, theme parks and several shopping malls are only a short drive from the community gates.
This park in the western wing is home to the community’s pyramid landmarks and gives residents open green space.
A neighbourhood retail centre in Western Residence South covers daily grocery and household shopping.
A large shopping mall is planned in the falcon’s “head” to give residents major retail and dining on site.
This planned replica of the Eiffel Tower will stand at the centre of the community’s commercial district.
A planned canal-side district will bring alfresco cafés, pedestrian shopping streets and gondola rides.
Two mosques within the community, including Nadia Bint e Saeed Masjid, serve residents for daily prayers.
Just 8 minutes along Sheikh Mohammed Bin Zayed Road, Global Village hosts cultural pavilions and seasonal shows.
Families can reach this indoor theme park in about 10 minutes for rides themed on cartoon and superhero characters.
Cityland Mall is around 12 minutes away and has garden-themed shopping and dining under one roof.
This outlet mall is less than 15 minutes from the community and has discounted fashion and homeware brands.
Millions of flowers in large floral displays await at Dubai Miracle Garden, about 15 minutes away.
Dubai’s main airport is a 23-minute drive from Falcon City of Wonders.
Families in Falcon City have nine schools within 5 km, most following the British curriculum. Academic City is about 10 minutes away for university study and is home to campuses such as Zayed University and the University of Birmingham Dubai.
Clinics in neighbouring communities such as The Villa and Dubai Silicon Oasis cover everyday medical needs. A university teaching hospital in Dubai Silicon Oasis provides specialist and emergency care.
Residents can shop for groceries without leaving the community, at markets in the western residential districts. Hypermarkets and fresh-food grocers in Dubai Silicon Oasis cover larger weekly shops.
Sheikh Mohammed Bin Zayed Road (E311) runs along the edge of Falcon City of Wonders. Residents can drive north towards Sharjah, about 40 minutes away, or south towards Expo City and Abu Dhabi. Sheikh Zayed Bin Hamdan Al Nahyan Street (D54) separates the community from The Villa and links to the Dubai–Al Ain Road (E66) for routes into Business Bay and Downtown Dubai. Taxis and ride-hailing apps such as Careem and Uber serve the area.
Falcon City of Wonders continues to grow through new apartment and townhouse launches, giving buyers newer homes alongside the established villa districts. These projects come with flexible payment plans and handovers are planned from 2028.
Sakura Gardens is a Japanese-inspired residential project of four 9-storey towers. It offers fully furnished smart homes, from studios to 4-bedroom apartments, as well as 2 to 4-bedroom townhouses. Residents will have a lagoon-style central pool, a rooftop infinity pool, a wellness pavilion and indoor and outdoor gyms.
Belgravia Gardens is a low-rise community of four buildings and about 735 homes. It offers studios and 1 to 3-bedroom apartments from about AED 950K, and handover is scheduled for Q3 2028.
Sakura Gardens follows a 65/35 payment plan, with 35% due at handover. Belgravia Gardens uses a 20/50/30 structure. Buyers spending AED 2M or more can apply for the 10-year UAE Golden Visa.
Falcon City of Wonders is located in Dubailand, on the eastern side of Sheikh Mohammed Bin Zayed Road. It borders Dubai Silicon Oasis to the east and The Villa to the south, across Sheikh Zayed Bin Hamdan Al Nahyan Street.
