Grand Polo Club and Resort

Grand Polo Club & Resort is a 5.54 million square metre master-planned villa community by Emaar Properties, located in Dubai Investment Park 2 and valued at AED 41 billion. Launched in April 2025, the development comprises 22 villa districts with more than 6,600 standalone homes, all arranged around a working polo and equestrian estate at its centre. It is one of the largest villa masterplans Emaar has ever brought to market — and the first in Dubai built entirely around the equestrian lifestyle.
Most communities add amenities after the homes are planned. Here, Emaar started with three full-size polo fields, stables for 180 horses, a riding school, and a members’ clubhouse — then designed the neighbourhoods around them. The result is a community with a genuine identity rather than a themed one, set within roughly 17 million square feet of green open space.
An Equestrian Estate at the Centre of It All
The heart of Grand Polo Club & Resort is the Green Core — a dedicated equestrian zone featuring three expansive polo fields, three jumping arenas, multiple paddocks, a vareo track, and viewing decks. The Stables, designed as a spiral architectural landmark around a landscaped courtyard and water feature, accommodate 180 horses and include a private members’ lounge.
Overlooking the fields sits the community clubhouse, crowned by a rooftop infinity pool and a curated selection of restaurants and lounges. Whether residents ride or simply enjoy the atmosphere polo brings, the Green Core gives the community a social centre that no other Dubai masterplan can replicate.
Beyond the equestrian facilities, the masterplan includes swimming pools, padel and basketball courts, a football pitch, a pump track, a miniature golf course, an amphitheatre, a dog park, yoga and meditation zones, and kilometres of landscaped walking trails.
The Villas
Grand Polo Club & Resort offers 3, 4, and 5-bedroom standalone villas across three tiers: Luxury, Ultra-Luxury, and Equestrian Luxury. Homes are released in named clusters — including Chevalia Estate, Montura, Selvara, Equiterra, and Equestra — each with its own architectural character and landscaping.
Interiors follow Emaar’s contemporary design language: full-height glazing, open-plan living areas, and layouts that draw natural light through the home. Typical built-up areas start at around 2,948 sq. ft. for 3-bedroom villas, 3,838 sq. ft. for 4-bedroom homes, and 5,115 sq. ft. for the 5-bedroom collection.
