Meydan Racecourse
Just next door, Meydan Racecourse hosts the Dubai World Cup and has a grandstand hotel.
Meydan One is a large mixed-use development in Meydan City, within MBR City. It is located beside Meydan Racecourse, close to Ras Al Khor Road and the Dubai–Al Ain Road. The master developer is Meydan Group. The project covers about 40.4M sq. ft. and is planned to house around 83,000 residents once complete. Downtown Dubai and Business Bay are a few minutes to the northwest of the community.
The Meydan One master plan combines homes, retail, hospitality and leisure around a waterway that links to Dubai Creek. Plans include a canal-side boardwalk of about 9 km, a 5.3 km cycling and jogging trail, a marina with around 100 berths and a 300 m beach. A large civic plaza is designed for events of up to 30,000 people. Meydan Group’s long-term vision also includes the 711-metre Dubai One tower, planned as one of the tallest residential towers in the world.
Meydan One properties are mainly apartments, from studios to 3-bedroom homes and penthouses. Most of the housing is delivered through Azizi Riviera, a French Mediterranean-inspired waterfront community by Azizi Developments. It has 69 mid-rise residential buildings across four phases, and each building has its own pool, gym and ground-floor retail.
The planned Meydan One Mall is the centrepiece of the development. It is designed for more than 550 shops, about 180 restaurants and cafés, a 21-screen cinema, a hypermarket and an indoor ski slope of about 1 km under a retractable skylight. Residents also have access to schools and supermarkets in neighbouring communities such as Sobha Hartland.
Apartments for sale in Meydan One range from AED 579K to AED 11.6M. Prices per sq. ft. have climbed steadily as buildings are completed. Construction-linked payment plans on new releases put a large share of the price at handover, which appeals to investors and first-time buyers looking for a central Dubai address.
Downtown Dubai, Business Bay and the airport are all within minutes on major highways.
Rental yields of 4.2% to 8.7% give investors steady income once homes are leased.
Values are rising 7.2% to 8% a year, supported by over AED 1B in road and cycling upgrades.
A world-class racecourse, crystal lagoons and a planned mega-mall attract long-term demand.
Buyers own outright with no property tax, and homes of AED 2M or more qualify for the Golden Visa.
A planned metro line with a station at Ras Al Khor will improve public transport links.
Meydan One offers a modern, waterfront setting for professionals, young families and investors who want to live close to the city centre. Paved jogging paths and canal-side walkways link the residential buildings to green spaces and retail, and major highways give direct access to Downtown Dubai and the airport.
The master plan includes a large shopping and entertainment mall, landscaped parks, a heritage village and an events plaza. Swimming pools, gyms and children’s play areas are built into each residential building, while the racecourse, lagoon beaches and established schools are within a short drive.
The planned mall will have over 550 shops, a 21-screen cinema and an indoor ski slope of about 1 km.
A waterside boardwalk along the canal gives residents a scenic route for evening walks and cycling.
This park is planned for rock climbing, skateboarding, a BMX track and family picnic areas.
A large choreographed fountain is planned to host water and laser shows for residents and visitors.
This open civic plaza is designed to host concerts, festivals and community events for up to 30,000 people.
A heritage village and museum are planned to bring Emirati culture and history into the community.
Just next door, Meydan Racecourse hosts the Dubai World Cup and has a grandstand hotel.
Dubai Mall and Burj Khalifa are only 6 minutes away for world-class shopping and dining.
A 300 m sandy beach on the crystal lagoon is 13 minutes from Meydan One, with paddleboats and kayaks.
Residents can reach this waterfront mall in 15 minutes for shopping, dining and the IMAGINE show.
Dubai’s main airport is a 17-minute drive along Ras Al Khor Road.
This family mall in Al Quoz is around 18 minutes away and has a hypermarket and homeware stores.
Families in Meydan One are within walking distance of a COBIS-accredited British school in neighbouring Sobha Hartland. IB and American schools in MBR City and Al Quoz are also a short drive away.
A medical centre is planned within the Meydan One Mall complex. Until it opens, residents use government health centres in Nad Al Sheba and hospitals along Ras Al Khor Road.
Several grocers are within a 10-minute walk of the Azizi Riviera buildings, and a hypermarket is planned inside the Meydan One Mall. Larger supermarkets in Nad Al Sheba cover weekly shopping.
Meydan One connects to Ras Al Khor Road (E44), which runs east to Dubai International Airport and west to Al Khail Road for routes to Al Quoz and Dubai Marina. The Dubai–Al Ain Road (E66) gives a second route north to Downtown Dubai and south to Dubailand. Taxis and ride-hailing apps such as Careem and Uber are widely used across the community.
Meydan One is located in Meydan City, between Meydan Racecourse and Ras Al Khor. It is part of the wider MBR City district, south-east of Downtown Dubai.
