Modon Properties is the developer behind Hudayriyat Island. For most buyers, that one project tells you everything about who they are. The island sits just off Abu Dhabi opposite Al Bateen. It's 3,000 hectares that Modon has spent years turning into the emirate's sports and wellness playground: Surf Abu Dhabi, a velodrome, over 220 kilometres of cycling tracks. Now a string of freehold residential communities layers on top of it all. Modon is one of very few developers anywhere to get an entire island and the mandate to shape it, and it shows in how deliberate the masterplan feels.

The residential side leans firmly premium. Nawayef is the headline community — villas and mansions on man-made hills rising up to 55 metres. Nearly every home gets water or skyline views, with mansions stretching close to 30,000 square feet at the top end. Al Naseem covers the villa market below that. Nawayef Village brought the island's first townhouses. Bashayer — their first waterfront community there — sold out in a single day, pulling in around AED 3 billion. On Reem Island they run Reem Hills, Muheira, Maysan and Tara Park. So this gives them a second front in the capital's freehold market.

The ownership story matters here. Modon sits under Abu Dhabi government-linked entities. That means deep pockets, patient capital, and infrastructure that arrives before the marketing brochures promise it. In fact, the sports facilities, beaches and cycling network on Hudayriyat were operating well before most residents move in. They've also gone international, with the giant Ras El Hekma development in Egypt and La Zagaleta in Spain. So this is a group thinking in decades, not sales cycles.
